What black mold in a Baton Rouge house usually is

Several common molds grow dark: the ones on damp drywall and wood, the ones on bathroom grout, the one people mean when they say "toxic black mold". They look alike. A surface sample, $50 to $100 with the lab, says which one you have, and an air sample says whether it is affecting the air in the room. Whichever it is, the removal is the same job, so testing is for the people who need the answer: someone in the house is sick, a landlord or tenant dispute, an insurance claim, a sale. If you just want it gone, we can go straight to the removal after a look.

The reason it is black mold rather than a stain is water. Roof and plumbing leaks, condensation on cold outside walls and window frames in a house that runs the air conditioning hard all summer, bathrooms without a fan vented outside, a crawl space that never dries. Finding that is the first half of the job. See mold inspection and testing.

How black mold is removed

Small patch on a hard surface (tile, grout, a painted wall under ten square feet, with the moisture fixed): cleaned with a detergent solution, dried, and the fan or the leak dealt with. You can do this one yourself; do not use bleach on porous surfaces, it whitens the stain and leaves the growth.

In drywall, wood, ceiling texture or behind a wall: a remediation. The room is sealed with the air under suction and filtered so spores do not spread through the house. The material the mold has grown into is cut out and bagged. Framing is cleaned, vacuumed with filtered equipment and treated. The space is dried, cleaned and, on a larger job, air-tested before it is rebuilt. See mold remediation.

Under the house or in the attic: the crawl space or attic is the containment; the framing is cleaned and treated and the moisture is fixed with a vapor barrier, ventilation or a dehumidifier. See crawl space mold and attic mold.

In the air conditioner or ducts: a separate job, because the system spreads it to every room. See HVAC mold remediation.

Living with it until it is done

Keep the door to the room closed and the air conditioner vent in that room shut, do not scrub it dry or run a fan on it, and keep children and anyone with asthma or allergies out of the room. A small patch is not an emergency. A large area, growth inside walls, or someone reacting to it is a reason to move quickly, and the inspection can usually be done within a day or two.

A surface sample to identify it is $50 to $100 and an air sample $50 to $100, lab included. A small patch under ten square feet is $500 to $1,500. One room with the material removed and rebuilt is $1,500 to $4,500. The price is set by where it is and what it has grown into, not by the colour. Every price is on the cost page.

Black mold questions

Is black mold dangerous?

Any mold growing indoors is worth removing, and some people react to it more than others. The colour does not tell you which type it is. A surface sample does, $50 to $100, if you need to know. Either way it comes out the same way.

How much does black mold removal cost in Baton Rouge?

A small patch $500 to $1,500; one room $1,500 to $4,500; crawl spaces, attics and HVAC systems more. Testing to identify it is $50 to $150 per sample. Written price after a visit.

Can I remove black mold myself with bleach?

On a small patch on tile or grout, a detergent wash works and bleach is unnecessary. On drywall, wood or ceiling texture, bleach whitens the surface and leaves the growth in the material; the material has to come out. And if the water is not fixed, it comes back either way.

Should I get it tested first?

If someone is sick, or a landlord, tenant, insurer or buyer needs to know what it is, yes. If you just want it gone, a visit is enough to quote the removal.

Why is black mold on my outside walls and window frames?

Condensation. Cold air-conditioned rooms and hot humid outside walls sweat on the inside surface, and the mold grows on the paint and the drywall paper. The fix is insulation, airflow and a dehumidifier, plus removal of what has grown.
